Buying a home intimidates a lot of people. However, with a little up-front planning, it isn't too difficult. So you know exactly what to expect, I like to give my buyers a road map of the entire deal. Here are my nine steps to buying a home.

Step 1 – Get ready to buy
There are several things you need to contemplate prior to beginning your home search. It's likely that you'll want to make an outline of features you need, get a feeling for what neighborhoods you'd like to live in, and start planning your budget. Ensuring your mortgage payment is no more than a third of your monthly income is a good guideline to follow.

Step 2 – Get in touch with a real estate agent

Step 3 – Start house hunting
After our initial meeting, I'll begin looking for available homes on the market that are a good fit for you. I'll preview many of the homes and remove the duds, and then we'll book appointments to tour the homes at a time that's convenient for you.

As we tour homes, I'll point out good features, as well as bad ones. I'll even ask you about things you like and don't like. It's pretty common for buyers to change their list of must-haves as we tour houses and some things become far more crucial than others. If such is the case, I'll look through the listings one more time and trim it down to the home you've been wishing for.

Step 4 – Understand the housing market
Your agent's knowledge of the Ukiah market is a fundamental aspect in your home search. And I assure you I'm acquainted with all the neighborhoods and school districts, and I can let you know some areas are "hot" and require prompt action and some that are "cold" and allow for careful consideration.

Be on guard and be sure to ask plenty of questions, as any real estate agent in Ukiah will claim to comprehend the housing market. Step 5 – Find the house you've been waiting for
I'm certain we'll find the house of your dreams in Ukiah. When that happens, I'll thoroughly create your home purchase offer. The offer will be tailored with your needs in mind, including a lot of contingencies. A few examples are getting financing, completing the home inspection, and a clean title.

This is a cash deposit submitted to a home seller to secure an offer to purchase the property. The amount is typically put towards the closing costs. If the seller accepts the offer, we should close about 30 to 60 days after. This allows sufficient time for your mortgage financing.

Step 6 – Negotiate the deal
Unfortunately most contracts don't close on the beginning offer. It's widely common to receive a counter offer. But don't let this intimidate you. We'll discuss whether or not to consent to the counter offer, present our own counter offer, or refuse the seller's offer and go on.

Market circumstances determine how aggressively we negotiate the contract. We'll also work within your financing budget. And at the end of the day, we'll put together a deal that is best for you.

Step 7 – Secure your loan
Once the contract is complete, you'll begin working with your lender to close the loan. It won't take long at all if you've been pre-qualified, but you'll need to keep in close contact with your lender. And I'll care for all the property information your mortgage lender will need to close the loan.

Step 8 – Close the deal
You'll get a Good Faith Estimate (GFE) outlining your closing costs from your mortgage lender within three days of receiving your application. The estimate is formed from the loan amount. RESPA requirements dictate that it has to involve all closing costs and be within a close range of accuracy, and I'll study the estimate and let you know if everything looks permissible.

Then it's time to close on your house. This will most often occur at a title company or escrow office and will most often be a smooth and relaxed occurrence.

Step 9 – Move in
